Horizon · Growth, or an add-on to Market Intel
Find the job at the planning board, months before anyone pulls a permit.
Before a subdivision or a strip center gets a building permit, it goes through rezonings, site plans, plats and development agreements at a public hearing. Horizon reads those agendas in your counties and turns every item into something you can act on: who's asking, when they were heard, what the approval leads to.
Rezonings, site plans and development agreements from the planning boards, with who filed each one, when it is heard and the work it leads to.
Horizon in Growth reads county and city planning-board agendas in Florida and lists rezonings, site plans, plats, variances and development agreements as projects, each with the applicant or agent, the hearing date, the approval status and the construction work it leads to. Horizon is an add-on to Market Intel at $149 a month. Included with Growth at no extra cost.

How Horizon becomes a sale
A 140-lot subdivision gets its site plan approved at Tuesday's county hearing. The applicant's engineer is named on the agenda. You're at the next hearing, and you're the roofer the developer already knows when the builder's bids go out eighteen months later.
A strip center rezoning names the owner's agent. One introduction now is the mechanical contract on four tenant build-outs later.
You set an alert on a planned development. The email that it named a GC arrives before the master permit does. Your bid goes in first.
The planning board is the only place a job is visible before the GC has a sub list. Being known early is the whole advantage.
Who to call, and when
Every project names the applicant or their agent, the hearing date and what the approval leads to. The hearings are public. Show up, shake a hand, and you're the contractor they already know when bids open.
A rezoning on a Tuesday agenda is a building permit eighteen months from now.
Sorted by what you can bid
Approved site plans and planned developments come first, bigger projects ahead of smaller ones, then the ones with a named applicant close to you. Rezonings and variances are there too, a little further out on the clock.
Know when it's real
Turn on an email for when a project you care about gets approved, gets funded or names a GC. Save any of them to your CRM and the follow-up date comes with it.

Questions contractors ask
Can I get Horizon without Growth?
Yes. Horizon is an add-on to Market Intel at $149 a month. Included with Growth at no extra cost. Same feed, without taking a ZIP. On Market Intel, add it from Billing in your portal and we'll email you to switch it on.
Which counties?
The ones where the planning agendas are published in a form we can read. Coverage is listed in the portal and it grows as we add boards, not on a schedule we'd promise.
Which agenda items show up?
Rezonings, site plans, plats, variances and development agreements from county and city planning agendas, each as a project with the applicant or agent, the hearing date and the approval status.
How early is it?
Months before a building permit. A rezoning on a Tuesday agenda is a building permit eighteen months from now, and an approved site plan is closer than that.
Does it tell me who to call?
It names the applicant or their agent from the agenda, and the hearings are public. Showing up is how you become the contractor they already know when bids open.
