Miami-Dade permit search starts with one question: county or city?

Miami-Dade County's own permits are on the Building Department's Permit Selection Menu at miamidade.gov, searchable by permit number, process number, address or folio. That's only half the county, though. Miami, Miami Beach, Hialeah, Coral Gables and most other cities issue their own permits, and those records stay with the city.
How to search Miami-Dade County building permits
Miami-Dade's county permit menu holds county-issued permits only. City permits stay with each city.
Open the Building Permit Selection Menu. It runs one search at a time: pick it, fill it in, hit Submit.
Got a permit number? Use Permit History Inquiry or Permit Inspection History. Only an address? Start with Process/Permit Number Cross-Reference to get the numbers.
Bidding on a property? Open Permits by Folio lists what's still open on the parcel. The folio is on the Property Appraiser record.
Contractor Permit Inquiry takes a C or a T plus the contractor or qualifier number, and lists that license's permits with the county.

There are two kinds of permit office here. The county Building Department handles unincorporated Miami-Dade, from Kendall and Westchester down to the Redland. The cities run their own departments, so a permit pulled in Doral or Miami Beach sits in that city's system and never shows on the county menu. Empty address search? Check which city the property is in before you decide the permit doesn't exist.
